What's actually different about renting out a Wesley Chapel home
Almost every neighborhood here — Meadow Pointe, Seven Oaks, Union Park, Epperson, Watergrass — is a master-planned community with an HOA, and many sit inside a Community Development District. That changes the job in three concrete ways, and they are the three things owners call us about after they've tried it themselves.
1. The HOA approves your tenant, not just you
Most associations here require a lease application, an approval fee and sometimes an interview or orientation before a tenant can move in. Some enforce minimum lease terms and cap how many homes in the community can be rented at once. We check the association's current rules before your home goes on the market — because finding out a community is at its rental cap after you've accepted an application costs you a month.
2. CDD fees are not HOA fees, and owners are often surprised by them
A Community Development District assessment funds the infrastructure — roads, drainage, amenities — and it is typically collected on the annual property tax bill, separate from HOA dues. It affects your real net, so we account for it when we tell you what the home clears rather than quoting you a gross rent and letting you find the rest later.
3. Newer homes, newer problems
Much of the housing stock here is recent construction. That usually means fewer big-ticket failures early on, and more warranty and builder-remediation questions — which are worth pursuing properly, because a claim made correctly is a repair you don't pay for. Antonio handles that end himself.
What we do, for a flat $149 a month
Marketing and showings, tenant screening with financial checks and reference verification, rent collection and monthly statements, maintenance coordination, scheduled inspections, leasing and renewals, and a 24/7 emergency line that reaches a person. The leasing fee is one month's rent when we place a tenant; renewals are $500. That's the whole list — there is no percentage of rent and no monthly line item you'll be surprised by.

Emily Brown is the Lead Property Manager and she carries the properties she manages — when you call about your Wesley Chapel home, it's Emily, and she already knows what happened last time.
